Structural Integrity: Checking the foundation, basement, crawlspaces, visible framing, and walls for cracks, shifting, or water damage.]
Exterior & Roof: Assessing the roof shingles, flashings, gutters, downspouts, siding, trim, grading, and drainage around the house.
Electrical Systems: Inspecting the main service panel, breakers, fuses, wiring types, and testing a representative number of outlets and switches.
Plumbing Systems: Checking interior water supply, fixtures, faucets, drains, water heaters, and looking for active leaks or low water pressure.
HVAC Systems: Testing the heating, ventilation, and air conditioning equipment (using normal operating controls) to ensure proper function.
Interior Elements: Examining ceilings, floors, stairs, railings, countertops, and a representative number of doors and windows for proper operation.
Built-in Appliances: Testing permanently installed kitchen appliances like the oven, range, dishwasher, and built-in microwave.
Insulation & Attic: Checking insulation levels and looking for proper ventilation to prevent moisture buildup or mold growth.
Pre-Listing
Pre-Drywall/Rough-In Inspection (Phase 1): Checking the structural framing, roof structure, rough plumbing, electrical wiring, and HVAC ducting before the drywall goes up and hides these elements forever.
Final Walkthrough Inspection (Phase 2): Testing all finished systems just before the final builder handover, including all appliances, fixtures, outlets, doors, windows, grading, and cosmetic finishes.
11-Month Warranty Inspection: Inspecting the home roughly one month before the builder's one-year structural and systemic warranty expires to catch issues caused by the house settling (like drywall cracks, roof leaks, or nail pops).
Code vs. Quality Assessment: Verifying that the home is not just built to minimum local legal code, but is actually built correctly, safely, and with proper workmanship.
New Construction
Same Structural & Mechanical Coverage: The inspector checks the exact same items as a buyer's inspection, including the roof, foundation, HVAC, plumbing, and electrical systems.
